DUBAI — In a move that signals a shift from standalone towers to large-scale urban planning, Al Ghurair Development has announced its most ambitious project to date: a one-million-square-foot mixed-use district in Al Jaddaf. The development aims to transform the Dubai Creek waterfront into a highly connected, walkable "five-minute city."
The project arrives as Dubai increasingly prioritizes transit-oriented development, positioning this new community at the nexus of the city's future transport infrastructure.
A Transit-Connected Hub
The masterplan is strategically located to capitalize on two major upcoming transport milestones. Residents and businesses will be situated directly beside:
- The Planned Etihad Rail Station: Providing high-speed connectivity across the UAE.
- The Creek Metro Station: Ensuring seamless integration with Dubai's existing mass transit network.
Sultan Al Ghurair, CEO of Al Ghurair Development, emphasized that the project reflects Dubai’s evolution away from car-dependent expansion. "This is a rare opportunity," Al Ghurair stated. "Our vision is to create a complete neighbourhood that puts walkability, public life, and mixed-use living first."
Global Architecture Meets Local Vision
To bring this "district-scale" vision to life, Al Ghurair has appointed the world-renowned architecture firm Pelli Clarke & Partners. Known for iconic landmarks such as the Petronas Towers in Malaysia and Azabudai Hills in Japan, this project marks the firm’s first-ever masterplan in Dubai.
The design philosophy centers on the "five-minute city" concept—an urban design framework where daily essentials, parks, and transport links are all accessible within a short walk.
"Our role is to create an urban framework built around generous public spaces, pedestrian movement, and a lively mix of uses that keep the district active throughout the day," said Gregg Jones, Partner at Pelli Clarke & Partners.
