Aldar Properties has significantly expanded its logistics footprint in the UAE, announcing the Dh650 million acquisition of a prime industrial portfolio from a subsidiary of AD Ports Group. The move underscores the growing demand for high-quality warehouse space as Abu Dhabi cements its status as a regional trade hub.

This growth in the industrial sector complements the robust residential demand seen across the Emirates.

A High-Occupancy Portfolio

The transaction involves the purchase of assets from Khalifa Economic Zones Abu Dhabi (KEZAD Group), adding 163,000 square metres of income-generating space to Aldar’s rapidly growing investment portfolio. The facilities are currently 97% occupied, with a diverse tenant mix including global heavyweights like DHL and Spinneys.

Scaling for a Logistics Boom

This deal marks a major milestone in Aldar’s strategy to diversify its income streams beyond residential and retail real estate. Following its recent acquisitions, Aldar’s total industrial and logistics portfolio now exceeds 700,000 square metres.

"We are building an industrial and logistics platform with real scale, institutional rigour, and flexibility," said Jassem Saleh Busaibe, CEO of Aldar Investment. "This transaction reflects our confidence in Abu Dhabi's long-term economic fundamentals and the structural drivers underpinning demand."

Strategic Connectivity and Capital Growth

For AD Ports Group, the sale is a tactical move to maintain a lean balance sheet while fueling future expansions. By offloading these operational assets, the group is engaging in capital recycling to reinvest in new infrastructure projects. Situated within 10 kilometres of Khalifa Port, the KEZAD clusters offer unparalleled connectivity via road and the integrated Etihad Rail freight services.
