DUBAI – Dubai South Properties has officially greenlit a Dh2 billion construction contract for its expansive HAYAT community, signaling a major acceleration in the development of the district surrounding Al Maktoum International Airport.
The contract was awarded to Mohammed Abdul Mohsin Al Kharafi & Sons LLC, who will oversee multiple phases of the master-planned project. Spanning 10 million square feet, HAYAT is designed to be a wellness-centric "city within a city," blending luxury residential living with high-end community infrastructure.
Project Highlights: 2,500 New Homes
The development is set to introduce approximately 2,500 residential units, catering to a wide demographic of investors and families. The inventory includes:
- Variety: One- to five-bedroom layouts.
- Types: A mix of townhouses, semi-detached and standalone villas, mansions, and hotel apartments.
- Design: A minimalist architectural approach emphasizing privacy and contemporary "flexible" living spaces.
"Since its launch in 2025, the project has witnessed strong demand driven by its unique positioning and wellness-inspired features," noted leadership at Dubai South. "We are focused on reinforcing Dubai South’s position as a key destination for residents and investors."

HAYAT is positioned as a "balanced living" environment. Beyond housing, the Dh2 billion investment will fund an extensive array of lifestyle amenities:
- Nature & Leisure: Shaded walking trails, a scenic lake, lagoons, and landscaped gardens.
- Health: Fitness facilities, community pools, and multiple outdoor recreation spaces.
- Convenience: A dedicated community mall, a retail boulevard with cafés, and essential services.

Located adjacent to the Golf District, the community offers immediate access to Dubai’s critical economic arteries, including Sheikh Mohammed bin Zayed Road and Emirates Road. Its proximity to the Al Maktoum International Airport and the Jebel Ali Free Zone makes it a strategic hub for professionals linked to the logistics and aviation sectors.
Timeline & Infrastructure
Construction is slated to break ground in Q2 2026, with the first phases scheduled for completion by 2028.
The award comes as Dubai South rapidly expands its broader real estate ecosystem. The area already features a GEMS Founders School, a public bus route to the Expo Metro station, and a 50,000-square-foot hypermarket. A further 200,000-square-foot mall is currently under development to support the influx of new residents.
